    If you’re considering selling your house, but think you need to wait until after the Holidays – wait no more!

    There is no denying that the holiday season can be a busy time in our personal lives. The increased social demands, the dinners, and the parties, not to mention the gift giving and traveling. All of these can make the holiday season hectic for many households.

    The busiest time of year somehow does not seem to be an excellent time of year to sell a home. Who will have a chance to look at houses and go through the mortgage lending process during the holidays?  Well actually – a lot of motivated buyers are primed and ready to buy during the Holiday season.  We’ll let you in on some secrets.

    Less Competition – Most sellers don’t want the hassle. And most new sellers will decide to wait until the first of the year or even springtime to put their homes up for sale.

    That’s great news for you because you won’t have to compete with dozens of other homes just like yours to get all the buyers’ attention. Reduced inventory means more buyers checking out your home, either online or in person. Keep their attention by making sure your home is priced to sell and that your home is in “showing” condition at all times.

    Motivated Buyers – Anyone who takes time out of their busy holiday schedule to shop for a new home is serious about buying. Perhaps they are buying a home for tax reasons or are relocating to start a new job in the new year. Maybe they’ve been looking for months and just haven’t found that perfect home yet.  Whatever their reason, make it easy for the buyers to get a good look at your home by staying flexible with your showing times and be open to negotiating contract terms that work with their schedules.

    Your Home Looks Great – Emotion plays a huge role in which home a buyer purchases, and you can capitalize on that by making your home cozy and cheery during showings. Tasteful decorations and a minimum of clutter will allow buyers to see their own families celebrating the holidays in your home next year.  Make sure your decorations enhance rather than detract from your home’s best features, and remember to remove them as soon as the season is over.

    Timing is Perfect for Transfers – The end of the year is typically the time when people get notified that they will be moving because of a job transfer. Those people are going to need a house sooner rather than later, and will be hunting for a new home during the holidays. These buyers can’t wait for spring season, which is why listing during the holidays can get the home sold and sold quickly.

    Your Neighborhood May Look More Appealing – One of the main elements of the holiday months, particularly Christmas, is that many people decorate their homes with festive lights and decorations.  That is also true of local communities where lit-up snowflakes and wreaths can be found on lamp poles and up and down the main streets. People purchasing a home during that time may see the neighborhood in a different light and may be more willing to consider an area that they may have been on the fence about.  Time to capitalize on all that beauty.
